To help buyers in the process of searching and purchasing properties we have created our own buyers agent service called One.Connect. The tasks we perform will depend on the specific needs and preferences of the buyer in order to find them their dream home. This a paid service with a retainer fee, where we will act as a buyers agent on behalf of the client.

1. NEEDS ASSESSMENT

Conduct an initial consultation with the buyer to understand their preferences, budget, and requirements for a property. This is followed by a more detailed briefing that allows us to focus on the specific details of the property search.

2. PROPERTY SEARCH

Utilize real estate databases, networks, and market knowledge to identify potential properties that meet the buyer's criteria. Schedule property viewings and accompany the buyer to showings.

3.MARKET ANALYSIS

Provide the buyer with information on the current real estate market conditions, recent sales, and property values in the desired area.

4.NEGOTIATION

Assist in negotiating the best possible purchase price and terms on behalf of the buyer.

5. DUE DILIGENCE

Guide the buyer through the due diligence process, including inspections, appraisals, and other necessary assessments. Advise the buyer on any potential issues with the property.

6. DOCUMENTATION AND PAPERWORK

Prepare and review the necessary paperwork involved in the purchase, including the property documents, reservation, deposit ect. Ensure that all contractual obligations are met and deadlines are adhered to.

7. CLOSING ASSISTENCE

Attend the closing with the buyer to ensure all documents are properly executed and assist in resolving any last-minute issues.

8.POST-CLOSING FOLLOW UP

Provide support after the closing, addressing any additional questions or concerns the buyer may have.
